Put under contract April 2023; closed November 2023 after resolving outstanding City violations. Comprehensive remodel upgraded all mechanical systems, restored four ground-floor commercial units, and converted the upper floor into two residential condominiums — one including an ADU. Initiated and completed a condominium map creating four total condominiums (two commercial, two residential).

An original all-brick, steel-truss Hudson Auto Dealership buried under forty years of office improvements. Completely gutted and sand-blasted on spec to expose the natural brick and truss structure. During renovation, West Elm leased neighboring space; the property was leased to Great Pacific Iron Works (Patagonia) for their outlet store and subsequently sold to a Bay Area investment company.

Three prime buildings that sat boarded-up and vacant for roughly a decade in an emerging South Downtown district. Executed a parcel split for ownership flexibility, restored and re-purposed the structures, curated neighborhood-reflective tenants, and coordinated all tenant improvements. Result: three vibrant new businesses — Reno Fly Shop, Salon Lux & PigNic Pub & Patio — and a successful exit shortly after completion.

Purchased as a residential duplex with two single-car garages while California Avenue was ascendant. Changed use with the City, converted the garages into a restaurant space with grease interceptor, and re-configured the duplex as a single bar space. The Hub Coffee Roasters operated from the 400sf former garage; Death & Taxes from the duplex. Sold to the D&T proprietors, who subsequently expanded the block. Featured in the New York Times, Oct 2013.

A former judge’s office building in the heart of MidTown — a block building wrapped around a pre-existing old house. Abated the entire property, stripped all office improvements to create an open floor-plan, and secured Portland-based Laughing Planet Café as the regional tenant. Upgraded the building’s power in conjunction with NV Energy, including full new switchgear. Sold to the tenant’s principals upon completion.

Introduced to the opportunity by the Satellite Cocktail Lounge, a sitting tenant. Performed a complete restoration/rebuild to bring the 1950s-era systems up to standard; re-leased, re-developed, and re-positioned the entire building. Relocated Blue Moon Pizza from South Reno. Upon Blue Moon’s retirement, re-tenanted with Monaciello Italian Restaurant. Long-term tenants include Temple Yoga, Salon Bobby Pin, Atlas Red Real Estate & Barnatto’s. Sold after nearly 15 years in early 2019.

A prime corner at Wells Avenue and Cheney Street, steps from MidTown. Removed 100+ tons of concrete and asphalt, re-graded the entire property, and installed new sewer, grease interceptor, power, and gas infrastructure. Negotiated a lease with the owner of the highly successful Chapel Bar; collaborated with tenant and contractor Riveted to deliver a contemporary casual restaurant. Described by the community as transformational for Wells Avenue. Featured in the Reno Gazette Journal upon opening.

Spotted the for-sale sign at lunch. An under-utilized building with low-quality tenants being sold through a contentious divorce. Leveraged national leasing contacts to negotiate an AutoZone lease during escrow, abated the property, and removed interior improvements. AutoZone opened August 2017. Sold to a local business owner executing a 1031 exchange.

Acquired a 2.34-acre parcel adjacent to Wells Fargo and Jackson’s Food Mart in late 2014. Immediately initiated the parcel map process and worked with TMWA to bring water to the property. Formally annexed into the TMWA service area and recorded the three-parcel map in summer 2015. During entitlement, Amazon relocated across Hwy 395 and 1.2M+ sf of industrial was added nearby. First tract sold to a preferred developer for Valvoline (2018); remaining parcels under automotive-user agreement by Fall 2019.

Initiated a three-parcel residential split in the Town of Ojai in 2015. Assembled a team of professional consultants to create a minimally intrusive design that still added housing units to the supply-constrained Ojai Valley. Navigated a politically complex local environment — including the Town Council’s opposition to AB35 — through a combination of persistence and strategic timing. Brought to fruition in late 2018.

A career that spans commercial appraisal in San Francisco’s institutional market, wireless tower entitlement in Northern California and Nevada, and over a decade as Vice President at one of Reno’s leading boutique commercial investment firms.
Represented buyers and sellers of multi-family, industrial, retail, and land assets at this boutique commercial investment and brokerage firm. Specialized in high-net-worth individuals and national retailers, including exclusive representation of O’Reilly Auto Parts in Northern California and Family Dollar in Northern Nevada. Responsibilities spanned client counseling, acquisition sourcing, portfolio disposition, financial analysis, entitlement, and permitting.
Identified, entitled, and acquired sites for Verizon Wireless — a major client of this telecommunications consulting firm — across Northern California and Nevada. Developed deep expertise in wireless tower entitlement and public-agency negotiation that informed all subsequent real estate work.
Performed complex commercial appraisals for institutional clients including RREEF, TIAA-CREF, and UBS. Work was predominantly income-approach focused — analyzing demand, supply, vacancy, market rents, operating expenses, and capital requirements. Cash flow modeling used Argus, Dyna, ProJect, and Excel. Comparable sale and replacement cost studies also undertaken.
Modeled proforma return-waterfalls and partnership distributions for syndicated multi-family and investment properties in major West Coast markets. Also performed site inspections, valuation work, and portfolio analysis.
Researched market data and real estate comparables for this regional appraisal firm. Provided computer networking and system administration, published a bi-monthly newsletter, and expanded into managing a satellite office with four appraisers reporting directly.
