The Hub Coffee Roasters operated from the 400sf former garage; Death & Taxes from the duplex. Sold to the D&T proprietors, who subsequently expanded the block. Upon Blue Moon’s retirement, re-tenanted with Monaciello Italian Restaurant. Long-term tenants include Temple Yoga, Salon Bobby Pin, Atlas Red Real Estate & Barnatto’s. Sold to a local business owner executing a 1031 exchange.

Acquired a 2.34-acre parcel adjacent to Wells Fargo and Jackson’s Food Mart in late 2014. Immediately initiated the parcel map process and worked with TMWA to bring water to the property. Formally annexed into the TMWA service area and recorded the three-parcel map in summer 2015. During entitlement, Amazon relocated across Hwy 395 and 1.2M+ sf of industrial was added nearby. First tract sold to a preferred developer for Valvoline (2018); remaining parcels under automotive-user agreement by Fall 2019.

Navigated a politically complex local environment — including the Town Council’s opposition to AB35 — through a combination of persistence and strategic timing. Brought to fruition in late 2018.
